What are measurement services?

A home measurement service is just what it sounds like: Based on what you want, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How do floorplan services work?

During a measurement or floorplan service, an appraiser measures your home or property with a measuring tool — generally a tape or laser measuring device. As they walk the home, they observe the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch out the property. Then, the appraiser writes up a report and detailed floorplan showing the total area and the overall layout of the home. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When should I get a measurement service?

Disputing property taxes

Tax records frequently reflect the wrong area of a property because the values can come from several sources, and sometimes go unverified — which means you may be paying for more square footage than you have! Unless a certified appraiser has recently executed a valuation on your property (after any remodeling that might have affected square footage), you'll need one to perform a measurement service before attempting to challenge your taxes. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Marketing a home or property

A home floorplan service can ensure that you're paid a fair price for your home. Square footage is one of the biggest elements potential buyers consider when purchasing a home — but since these values are frequently estimated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the number of interested buyers. The only dependable method of using a definitive GLA when listing your home is to reference a recent appraisal or home measurement service performed by an appraiser (after any renovation that might have affected square footage).

Material for real estate professionals

To ensure that your client's home sells at a price that accurately reflects true market value, we recommend asking for a measurement of the property. Clients, and potential buyers, will appreciate your attentiveness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tactic for enticing potential buyers since they can see the layout and details of the house before and after a showing.
